Joe has over 30 years of experience in real estate development. After working for a number of firms in the private and public sector of the industry, Joe formed Sherick Project Management, Inc. in 1992. Working mainly in the pre-development aspect of the business, Joe focuses on the Entitlement process (permitting), zoning, environmental issues, site development, budget development, and cost estimating. Joe also manages coordinating architecture, engineers, and scheduling. He has assembled a reputable team and has managed a multitude of successful projects.
Susanne received her Bachelor’s Degree at Kutztown University and her Master’s Degree in social administration and public policy at Temple University. Susanne has over 30 years experience in social services and real estate development, formerly having served as the Director of Housing for Project HOME and the Director of Constituent Services for Councilwoman Happy Fernandez. Susanne specializes in service-enriched housing for seniors, the homeless, veterans and special needs populations and works with clients from concept to completion on all aspects of the development process. Susanne established Stone Sherick Consulting Group, LLC. in 2013, a certified women owned business (WBE) in PA.
Maria has over 25 years of experience in affordable housing and community development. Her specialties include affordable housing finance, urban planning, and redevelopment. Maria has extensive experience in an array of housing financing programs, including LIHTC, tax exempt bond financing, historic tax credits, CDBG/HOME, and FHLB AHP, and she manages development projects from concept through to completion. Prior to working with Stone Sherick, Maria worked for ten years at with a private developer where she managed several projects located throughout New Jersey, Pennsylvania, Delaware and Maryland; in San Francisco with Seifel Consulting, a real estate and urban economics consulting firm; and for the City of Philadelphia as a Housing Analyst. Maria has a Bachelor of Arts from Bryn Mawr College and a Master of City Planning degree from the University of Pennsylvania.
Leigh Jones has more than a decade of real estate development and urban planning experience in the private, public, and nonprofit sectors. At Stone Sherick, she works with nonprofit and for-profit clients on all facets of affordable housing development, from site acquisition and development entitlements to securing and closing on a wide range of financing sources, including low-income housing tax credits. Prior to joining Stone Sherick in 2013, Leigh was with the Philadelphia Redevelopment Authority, where she worked on large scale redevelopment projects across Center City and University City. She is a member of the American Institute of Certified Planners (AICP) and is also a licensed New Jersey Professional Planner. Leigh received a Bachelor’s degree from Pomona College, where she studied Public Policy, and she has a Master of City & Regional Planning degree from the University of North Carolina at Chapel Hill.
Angela works on all phases of housing development including financial underwriting, investor relations, consultant management, entitlements, construction administration and community engagement. Angela has experience with several community and economic development programs including NMTC, CDBG/HOME, LIHTC, FHLB AHP and HUD 202. Angela began her career as a Project Management Intern for Habitat for Humanity Greater San Francisco. Angela went on to work for BRIDGE Housing Corporation as a Project Manager where she managed three occupied rehabs in the Rental Assistance Demonstration (RAD) conversion program in San Francisco. At NewCourtland Senior Services, Angela served as the Deputy Director of Project Management and managed LIHTC and NMTC projects in Philadelphia. Angela earned her BA in Cultural and Social Anthropology from Stanford University and her MBA from UC Berkeley-Haas School of Business where she completed the Interdisciplinary Certificate in Real Estate.
Alexandra has 10 years of affordable housing development experience. She focuses on all phases throughout the real estate development process including feasibility analysis, project planning, financial underwriting, lender due diligence, and construction administration. She has a bachelor’s degree in English Literature and has had a passion for grant writing since college, working with Philadelphia nonprofits to raise funding on all projects big and small. She has experience in a variety of commercial and housing finance applications including, City of Philadelphia Commerce and DHCD, PHFA LIHTC, PHFA PHARE, PA DCED funding programs and FHLB AHP applications.
Emily Perschetz holds a Bachelor’s degree in political science from the University of Pennsylvania. Emily joined the Stone Sherick team in 2009 after three years as a senior project manager at a nonprofit real estate development company in New York City dedicated to building affordable and supportive housing and artists’ spaces on the west side of Manhattan. Previously, Emily worked for five years as a project manager at a land use planning consulting firm in Baltimore, which worked on various large- and small-scale residential and commercial projects throughout the city.
Isabel joined the Stone Sherick team in 2022 after receiving her Masters in City Planning from University of Pennsylvania where she studied housing, real estate, and community development. As a research assistant for the Housing Initiative at Penn, she worked with local government partners to evaluate rental assistance programs and local level housing policies. She previously worked for Baltimore City’s Department of Housing and Community Development and was a 2017 fellow with Venture for America, which has a mission focused on community-centered economic development.
Kelly holds a Bachelor’s degree from the University of Pittsburgh majoring in Urban Studies and Legal Studies. She joined the Stone Sherick team in 2023 after completing her Master’s in City Planning degree at UPenn, targeting affordable housing policy and development. Kelly also interned throughout graduate school with local organizations focused on housing, community, and economic development. Previously, Kelly spent 5 years at the Urban Land Institute Philadelphia running community impact programs that promoted equitable development practices and brought accessible real estate and land use planning education to minority developers, public officials, and community leaders.
Talani holds a Bachelor's degree from Temple University where she studied Spanish and Mandarin Chinese. She joined the Stone Sherick team in 2021 after leaving Philadelphia's Carpenters' Union where she worked as an apprentice carpenter on commercial construction sites. Talani has previous experience in the nonprofit sector as an advocate for housing and immigrant rights in the city and recently completed an Americorps year of service as a Construction Crew Leader for Habitat for Humanity Philadelphia, building affordable housing in North Philadelphia.
Eli holds a BS in Construction Management Engineering and an AS Degree in Building Construction Engineering. Acting as an Owner’s Representative, Eli conducts, coordinates, and monitors the daily construction, weekly meetings, payment applications, review of request for change orders, oversees and reviews contract documents along with technical adherence, and prepares directives for construction commencement. Prior to joining Stone Sherick in 2019 Eli worked with many construction management firms as a Project Manager, as a Contracts Purchasing Manager and Sr. Project Engineer, a Project Design Manager, Project Engineer, and an Assistant Area Superintendent / Project Engineer.
Molly joined Stone Sherick with a Masters of City Planning degree from Temple University. During the program, Molly spent a year interning with the Philadelphia City Planning Commission's Citizens Planning Institute, working to remove barriers to public participation in the planning process. Previously, Molly spent three years at Community Legal Services of Philadelphia, developing digital outreach materials and supporting advocacy campaigns for Philadelphia's Right to Counsel for evictions, PA's Clean Slate criminal record clearing project, the Meet the Need campaign to protect TANF, and more. Molly also holds a Bachelors in American Studies and Environmental Science from Barnard College.
Tyler graduated from Marian University, Indianapolis, where he majored in Communications with a minor in Business. Tyler's passion for community development was shaped growing up in Gary, Indiana, where he witnessed the challenges facing the local housing landscape. Before joining Stone Sherick in August 2024, Tyler was an active participant in Project Destined and completed an internship with Elmington Capital Group, where he focused on affordable housing strategies within the Southeast U.S. markets. His experience spans both practical real estate investment and community-focused development, underscoring his dedication to addressing housing inequality. Outside of his professional pursuits, Tyler is also involved with the Urban Land Institute Young Leaders network.
Jennifer Lewis joined the Stone Sherick team in 2003. Her expertise includes project planning and financing as well as coordination of the development process. Jennifer's major responsibilities include managing the day to day operations of real estate development projects and writing development proposals for local, state, and federal sources including low income housing tax credits. Loan closings, preparation of development proformas, coordinating predevelopment activities, and gathering due diligence for lenders and investors are also within her realm of responsibilities. Jennifer has a master’s degree in urban planning and has worked in the community development field for over 20 years.
Deirdre Joined the Stone Sherick team in 2020 bringing with her several years of administrative and accounting experience. Deirdre is a Notary Public within the Commonwealth of PA and is also Microsoft Certified. Along with managing the daily operations of the Office Deirdre’s responsibilities include Client and Vendor relationship management, HR, Financing, PR, and assisting Project and Construction Managers. Deirdre’s prior experience includes Document Control, Accounting Manager, and Administrative Assistant.
